Construction Administration
The TBA Project Team understands the need for careful monitoring and clear and timely documentation during the Construction Administration phase. Our team provides dynamic and assertive oversight throughout the period of construction for all projects. Construction Administration services include regular site visits as required for each project, typically bi-weekly. Monitoring of work during this phase focuses on quality assurance through careful budget analysis and work schedules reviews, enforcement of compliance requirements, on-site progress checks, and monitoring of disbursements and invoicing. During this phase there is special scrutiny of the progress of the work so that we can provide adequate warning of failure to meet schedule and/or conformity with construction documents and take remedial action. Progress during this period is communicated to our clients in concise, well-organized written reports. Closeout documents include thorough documentation of the final structure, installed equipment, and a Maintenance & Operations manual that addresses operating procedures to realize the life cycle and performance of installed systems. Vigilance during the Construction Administration period assures the most favorable outcome for all interested parties and guarantees that the goals set forth at the outset of the project are achieved successfully.
One particular focus during the construction phase is maintaining facility operation for occupied buildings, this requires close coordination with contractor, staff and the municipality’s construction-related departments. TBA assures that these requirements are clearly established in the construction documents and assists in this coordination during the construction period.
Additionally TBA provides quarterly warranty check services and prepares a summary report of any warranty failures on or before the eleventh month after Substantial Completion to assist our clients in capturing the value of their construction warranties before the one-year period expires. The TBA team will also assess the continuing functioning of Green systems to provide operations recommendations to achieve the intended performance.
