THE PROCESS

During the Project Planning phase, TBA Architects, Inc. evaluates existing facilities and operations, code and standards compliance, management goal setting and staffing, site opportunities and constraints. The firm focuses on effective design issues, preliminary building programs, operations and maintenance efficiency.

Practical solutions for the project are identified and prioritized for new construction. Cost estimates are established for cost-effective facilities with realistic tradeoffs between capital and operations costs. Site analysis includes the identification of historic resources, wetlands, land fills, hazardous waste conditions, conservation restrictions, state and federal environmental consent decrees and county, state and federal disposition procedures.

The Architecture and Engineering phase involves the full range of programming, design and construction administration, forensic investigation of existing problems and creative and timely solutions to complex problems. Complemented by a team of specialists and engineers, TBA facilitates complete planning, A/E documentation and construction administration for a project.

Post-occupancy services include warranty administration, purchase support for operations staff, and rapid-response "house doctors" for operational and/or facility problems. The firm also engages in warranty administration, including a summary of all basic and extended warranties, evaluation of component performance and assurance for warranty repair of defects. TBA remains attentive to ongoing facility operations through rapid-response analyses, facility repair and renovation.

Lawrence Award. The successful and award winning Lawrence Mill project, located in Eastern Massachussetts, incorporated the TBA Architects process and coordination with several builders, agencies, and owner.
